Feb 9, 2023

Manse Opus is delighted to announce the forward funding sale of its 856,000 sq.ft Grade A industrial scheme at Prospero Ansty Park (“The Park”), one of the biggest vacant possession industrial deals to complete in the area in recent years.

The forward funding will consist of four units of 300,000 sq ft, 171,000 sq ft, 268,000 sq ft, 116,000 sq ft and these have been sold with vacant possession. Manse Opus is the developer and is targeting practical completion in early 2024. These new units will bring the total amount developed or under development by Manse Opus at The Park to over 1.4million sq.ft.

The scheme demonstrates Manse Opus’ commitment to delivering buildings that are fit for the future, combining high quality finishes with high energy efficiency, low carbon solutions and importantly lower costs for its future occupiers. Manse Opus will be delivering some of the top sustainability certifications, including BREEAM Excellent and EPC A ratings.

Set in 196 acres, the award-winning park is already home to major occupiers, including Rolls-Royce, Cadent Gas and aerospace company, Parker Meggitt. The site, which is zoned for employment is located six miles to the north east of Coventry City Centre and offers an excellent solution for both businesses and employees.

Victoria Turnbull, Managing Director of Manse Opus commented “Despite the turbulence in the funding market we are delighted to have closed this enormous deal. We believe that there are very few deals of this quality about to be constructed and that matched with the outstanding location of the park bodes very well for the funder. We are continuing to hear stories of delayed or cancelled projects and are convinced that the letting of these units will be swift.
